Myths of Selling your Home as a For Sale By Owner:

  • FSBOs save money.  No, not really. It has been documented by NAR that FSBOs do not net as much money as people who go through brokerage for a variety of reasons.  One big reason is that the vast majority of buyers are already using an agent. FSBOs, have fewer people looking and cannot showcase their property.  In this market, good buyers work with an agent and most agents won't put a FSBO on the top of the list.   Saving real estate agent's fee is not worth it!
  • Owners know their house better, so they can sell it more effectively.  Most owners ability to sell deteriorates when they are selling their own home.  Owners are emotionally attached to their home and therefore talk too much about the home, ask personal questions, disclose things that can effect the purchase,  and annoy buyers...basically shooting themselves in the foot.
  • I don't need an agent. I have a lawyer.  We have never seen a lawyer climb up into an attic with a home inspector.  We have never seen a lawyer make the beds , pick up dirty clothes and take the dog for a walk so that another agent can show your home,    Lawyers aren't brokers and they don't do the work that an we will do.  .
  • Negotiation isn't a big deal.  Buyer and seller both want the same thing.  A good agent is worth their weight in gold.  An expert negotiator knows the right questions to ask, when to push, when to pull back and when to pursue.  Agents are experts at the art of negotiation
